What happened in March
Buyers showed up early this year. March had 149 closed sales, up 32% from 113, with Waterloo alone accounting for 93 of them.
Prices held steady: the median was $198,000, about the same as $200,000 last March. Sellers got 98.5% of list price on average.
Supply was the thing to watch. 165 new listings came on, down from 185 last March, while sales rose. When more homes sell and fewer come on, the market tightens, and that's what April showed.
Town by town
| Town | Sold | 2025 | Median price | 2025 | Median days | % of list |
|---|---|---|---|---|---|---|
| Waterloo | 93 | 64 | $165,000 | $175,500 | 23 | 98.2% |
| Cedar Falls | 37 | 37 | $303,900 | $263,000 | 15 | 99.7% |
| Waverly | 10 | 10 | $308,250 | $171,250 | 63 | 97.1% |
| Evansdale | 9 | 2 | $158,000 | $124,050 | 26 | 96.6% |
Small towns swing a lot month to month: a few sales can move the median.
What it means for you
Early spring is a strong time to list. Buyers were active and new listings were down, which means less competition for your home.
Buyers were out early and there were fewer new homes to choose from. If you see one you like, be ready to act within days.
Town-wide numbers are a starting point. I'll build you a Game Plan from the actual sales around your home. When you're ready to sell, I'd like to be the one who sells it.
About these numbers
- Closed residential sales (single-family, condo, townhouse, acreage) in Waterloo, Cedar Falls, Evansdale and Waverly, by closing date, from the Paragon MLS of the Northeast Iowa Regional Board of REALTORS®. Pulled Nov 3, 2026.
- "Median" is the middle sale. One month's median moves with the mix of homes that closed, so look at the trend over several months.
- Days on market is the MLS count for each sold home. "% of list price" is total sold dollars divided by total list dollars for the month.
