What happened in February
February was busier than last year: 96 closed sales, up from 76. New listings rose too, to 151 from 120, so buyers had more to choose from heading into spring.
The median sale price rose to $201,000, up 11.4% from $180,500. More of the month's sales were mid-priced and higher-priced homes than in January.
The trade-off was time. The typical home took 29 days to sell, up from 22 last February, and the average was 51 days. Sellers got 97.2% of list price on average, down from 100.8% a year ago.
Town by town
| Town | Sold | 2025 | Median price | 2025 | Median days | % of list |
|---|---|---|---|---|---|---|
| Waterloo | 58 | 43 | $166,500 | $165,000 | 31 | 96.2% |
| Cedar Falls | 21 | 18 | $280,000 | $262,700 | 64 | 98.0% |
| Waverly | 13 | 11 | $278,000 | $220,000 | 12 | 99.0% |
| Evansdale | 4 | 4 | $143,750 | $126,000 | 42 | 95.3% |
Small towns swing a lot month to month: a few sales can move the median.
What it means for you
More listings means more competition for your buyer. Homes that were priced right and showed well still sold; the ones that sat were usually priced for spring.
You had more choices than last February and more time to decide. Use it: get pre-approved, and don't be afraid to ask for help with closing costs.
Town-wide numbers are a starting point. I'll build you a Game Plan from the actual sales around your home. When you're ready to sell, I'd like to be the one who sells it.
About these numbers
- Closed residential sales (single-family, condo, townhouse, acreage) in Waterloo, Cedar Falls, Evansdale and Waverly, by closing date, from the Paragon MLS of the Northeast Iowa Regional Board of REALTORS®. Pulled Nov 3, 2026.
- "Median" is the middle sale. One month's median moves with the mix of homes that closed, so look at the trend over several months.
- Days on market is the MLS count for each sold home. "% of list price" is total sold dollars divided by total list dollars for the month.
