How real estate commissions actually work

Commissions are one of the biggest questions people have and one of the least explained. Here's how they work, and what you're paying for.

The short version

What a commission pays for

A commission covers the work and costs behind a sale: pricing, preparation advice, photography and marketing, showings, negotiation, managing inspections and appraisals, keeping deadlines, and solving problems through closing. It's paid at closing, usually only if the sale closes.

What changed for buyers

Since 2024, buyers sign a written agreement with their agent before touring homes. It spells out what the agent will do and how they'll be paid. A buyer's agent's fee can be paid by the buyer, by the seller as a concession, or a mix, depending on what's negotiated.

Choices sellers have

Sellers decide what they're willing to offer toward a buyer's agent's fee, if anything. That choice can affect how many buyers can afford to make an offer, so it's worth talking through with your numbers in front of you.

How to compare agents

The cheapest agent isn't always the one who nets you the most. Ask how they'll price your home, how they'll market it, how they'll negotiate and how they'll keep the deal together. Then compare the estimated net, not just the rate.

Common questions

Are real estate commissions negotiable?

Yes. Commissions are always negotiable between you and your brokerage.

Do sellers still pay the buyer's agent?

Sometimes. Sellers can offer to pay some or all of a buyer's agent's fee as part of the deal, but it's a choice, not a requirement.

Do buyers have to sign an agreement with their agent?

Yes. Buyers now sign a written agreement with their agent before touring homes. It explains the services and how the agent is paid.
