What happened in July
July's median sale price of $248,000 was the highest monthly median in the two years of data, up 12.7% from $220,000 last July.
Sales stayed strong at 173, up from 151. Cedar Falls had its busiest month, with 70 sales, compared with 49 last July, and that shift toward higher-priced Cedar Falls homes helped lift the median.
The typical home sold in 6 days, and sellers got 99.2% of list price on average.

What it means for you
Midsummer was the peak. If you were thinking about selling this year, prices and buyer demand were as strong as they've been in two years.
Prices were at their high, so make sure the payment works for you, not just the price. Ask about rate buydowns or seller credits.
Town-wide numbers are a starting point. I'll build you a Game Plan from the actual sales around your home. When you're ready to sell, I'd like to be the one who sells it.
About these numbers
- Closed residential sales (single-family, condo, townhouse, acreage) in Waterloo, Cedar Falls, Evansdale and Waverly, by closing date, from the Paragon MLS of the Northeast Iowa Regional Board of REALTORS®. Pulled Nov 3, 2026.
- "Median" is the middle sale. One month's median moves with the mix of homes that closed, so look at the trend over several months.
- Days on market is the MLS count for each sold home. "% of list price" is total sold dollars divided by total list dollars for the month.
